Our Proposals
This section outlines the proposals and core values of our association, highlighting clear objectives and encouraging the active participation of our members.
Proposal 1
The assumption of responsibility by public authorities for meeting the housing needs of individuals in vulnerable situations, ensuring that this burden, currently borne de facto by landlords, does not lead to the precarisation of property owners.
Proposal 2
The strengthening and guarantee of legal security for property owners against criminal conduct, as well as the effective enforcement of the civil and criminal liabilities arising from it.
Proposal 3
Exemption from tax obligations (such as property tax, municipal charges, etc.) for owners affected by tenant non-payment or delinquency.
Proposal 4
The introduction of rental subsidies covering up to 50% of the rent for young people under the age of 30 with annual incomes below €30,000, following a model similar to theHousing Benefitscheme applied in the United Kingdom.
Proposal 5
A thorough study on the advisability of implementing permanent residency and tax residence requirements, and/or a strong and sustained link with Spain, for foreign nationals seeking to purchase residential property.
Proposal 6
The creation of a Registry of Defaulting Tenants, similar to the existing Judicial Delinquency Register, to allow landlords and tenants to build relationships based on trust within a framework that prevents repeated abusive or bad-faith behaviour.
